Rent freeze at 0% until 2027 in the Canary Islands

The Spanish government approved a decree freezing annual rent increases at 0% until the end of 2027. Leases expiring until 2028 may be automatically extended by two years.

The decrees were published in the Official State Gazette (BOE) on Tuesday, 30 September. In the Canary Islands, rent increases are immediately frozen for properties above the maximum rate of the State Reference Prices System.

The group Derecho al Techo states that the regulation's effectiveness depends on the implementation of a local Housing Law by the Government of the Canary Islands. A protest action is underway in Las Palmas de Gran Canaria. A demonstration is planned in Santa Cruz de Tenerife.

This means housing availability remains limited. This may affect the effectiveness of the new regulations. New rules also include a ban on evictions until 2030. They restrict speculative purchases by funds.
